How to determinate where the Maritime Zone begins along
the coastal lands in Costa Rica
After years working in this business, one of the most misterious things still was  to try to know where the phantomatic 50 metres public zone along the beach, is beginning.
We had to ask to so many people in the governamental institutions for to obtain an answer that we don't remember how many, and how many different interpretation about the issue we heard.
But now we saw the light, we found one of the two or three people that are doing the work of running up and down for the coast of this country, yes I know, is a bad job, but someone has to do it, and fixing the 50 metres public zone.
Now we want to share this gem of knowledge with our Guests and Friends, hoping that this will help to avoid misunderstanding at the moment of the purchase of a Beachfront Property.

The following design illustrated, in a schematical way, the principle of the location of the 50 metres pubblic zone starting point, remember that without an appropriate tools that can fix the zero point of the tide level, the empirical use of this scheme, can give you just a rough idea about the position of the pubblic zone in the soil of the beach, but is, certainly, much better that all the stories that improvised realtor of the street are telling you.

This would be just a First Help tool, just for to see if that wonderful piece of land that are selling you so cheap, could be a fully titled one or not, but this doesn't means that land included inside the Maritime Zone are impossible to own and develop, there are several rules that can apply on htis zone, and you need the advise of a person that deeply knows the issue before decide the purchase.

A more detailed explication is available HERE .
